On November 26, 2025, ZEBx hosted our fifth building tour of the year at 205 Hythe Avenue, showcasing a Part 9, all-electric home that targets both the top step of the Energy Step Code for detached homes (Step 5) and the Zero Carbon Step Code (EL4).
This home brings together the two sides of the “gold standard” for new buildings—operational and embodied carbon reductions.
Operational emissions are minimized through alignment with the Zero Carbon Step Code, Energy Step Code, Passive House principles, and regulations such as the Vancouver Building Bylaw. It crushes the embodied carbon challenge by using deconstruction and reused materials to an extent never seen before. The home is being built by utilizing 40,000 pounds of reclaimed wood, most of which is being integrated into its prefabricated panels. Each beam and board embodies a story of renewal, construction innovation and environmental stewardship.
Attendees enjoyed a wonderful view, food and drink, and a chance to engage in dialogue with the talented project team.
